Project Description
The Vancouver Clinic’s new medical campus at Columbia Palisades is a multi-phase development designed to meet increasing healthcare demand while adhering to Vancouver’s development codes. MacKay Sposito led the planning efforts, ensuring compliance with zoning, parking, and Floor Area Ratio (FAR) standards through a phased approach. This included the potential for structured parking in later phases to avoid unnecessary early-phase costs.
Phase 1, completed in 2021, added 26,380 square feet of clinic space and 71 parking spaces. Phase 2 will add 45,000 square feet and approximately 280 parking spaces, with the final phase planned to bring the total to nearly 96,500 square feet. A key success factor was leveraging the City’s expedited review process by submitting near-final engineering drawings with the land use application, significantly reducing the approval timeline.
