Project Description
MacKay Sposito partnered with the Port of Camas-Washougal to master plan the Steigerwald Commerce Center, a 127-acre industrial site in Washougal, Washington. Strategically positioned north of a dike along the Columbia River and adjacent to the Steigerwald Lake National Wildlife Refuge, the site accommodates a range of uses, including heavy and light industrial, manufacturing, warehouse, business office, and technology facilities. The master plan emphasized environmental sensitivity by preserving significant green space and ensuring compatibility with the nearby refuge.
MacKay Sposito’s scope included creating development standards, estimating costs, and working closely with the US Fish and Wildlife Service to explore roadway alignment with minimal ecological disruption. Public engagement was a critical part of the process, with presentations and outreach supporting community and agency buy-in. Notable developments include three industrial/warehouse buildings on Lots 3, 10, and 14, ranging from approximately 21,600 to 49,500 square feet, each with supporting parking and maneuvering areas for flex/incubator and industrial tenants.
