Project Description
Green Mountain Estates is a comprehensive mixed-use planned residential development located in Camas, Washington, north of Lacamas Lake. Encompassing 283 acres, the development includes various residential options, from large-lot homes to multifamily apartments, and a central 9-acre urban village. A significant aspect of the design was its thoughtful integration with the site’s natural features, including steep slopes, stream corridors, and wetlands. The development also incorporates approximately 45 acres of open space, neighborhood parks, and trails, with a 5-acre park at its core and a regional trail providing vital connectivity.
The entitlement process was extensive and complex, requiring urban growth boundary expansion, annexation, multiple development agreements, and updates to capital facility plans. Significant infrastructure improvements were also implemented, including a regional sanitary sewer pump station and extended utility lines to service the site and the broader growth area. Unique stormwater treatment systems were necessary due to the site’s location within the Lacamas Lake Watershed, and geotechnical challenges related to basalt and rock conglomerates demanded specialized design solutions.
