Project Description

Greely Farms is a large-scale residential master plan development in Ridgefield, Washington, at the northern edge of Clark County’s Urban Growth Boundary. Covering 135 acres, the project includes approximately 600 residential lots and 40 acres dedicated to parks and open space. The entitlement process centered around adopting a comprehensive master plan through a development agreement, which detailed infrastructure requirements, transportation improvements, circulation standards, and park and open space planning. The plan underwent an extensive public review and multiple hearings with the Ridgefield City Council before approval.

Following the master plan’s adoption, each phase required separate subdivision approvals to maintain compliance with the city’s land use codes. The site posed challenges due to its location at the edge of urban services, requiring temporary and permanent lift stations and two miles of off-site sanitary sewer lines. Additionally, environmental permitting was needed to address wetlands and critical areas, involving coordination with several state and federal agencies. The Greely Farms park system includes public and private amenities, ensuring recreational opportunities for future residents.
