Project Description
When Duke Realty set out to develop a 92-acre site in DuPont, Washington, they brought MacKay Sposito on board for our expertise in complex site development. Our work began with an in-depth due diligence assessment to support Duke’s property acquisition. When Amazon emerged as a prospective tenant, timelines significantly accelerated. We swiftly launched Phase 1, which included design and permitting for a 1.5 million square-foot distribution facility and nearly 1,000 parking stalls. Despite a condensed schedule and unanticipated field conditions, including significantly higher groundwater levels than expected, we adapted quickly, redesigning stormwater facilities during construction and expanding our services to include as-builts for off-site improvements.
Our proactive approach was instrumental in keeping the project on track. We negotiated a $500,000 reduction in storm drainage development charges, coordinated new sewer and water infrastructure, and navigated around existing power transmission and distribution lines. Through close collaboration with the City of DuPont, we expedited permitting to meet the client’s accelerated timeline, ensuring Amazon’s facility opened as scheduled.
